You will have the ability to function autonomously while also working in conjunction with coworkers, site staff, vendors, along with state and local agency staff. These positions will be responsible for ensuring regulatory and reporting compliance with all applicable funders and regulatory agencies and federal, state, and local laws for all programs and properties. A bit more about what the position could include: Skills 1. Excellent organizational, administrative and problem-solving skills, with at least six months previous management or leasing experience or comparable knowledge or experience in field. 2. Strong customer service and interpersonal skills with an ability to work effectively with persons of varied ethnic, social and cultural backgrounds. 3. Effective oral and written communication skills, especially for giving directions and exchanging detailed information. 4. Ability to handle multiple tasks simultaneously with a second natured ability to deal with stressful situations of day-to-day management with professionalism and diplomacy. 5. Strong computer skills with and aptitude for basic office programs and procedures. Position will complete banking procedures, report preparation and recording of all resident and unit activity on the current computer system. 6. Fundamental detail orientation with analytical ability to accurately assess and complete daily bookkeeping and record keeping tasks to include, but not limited to, traffic, leases, move ins, move outs, lease renewals, work orders, rental payments, NSFs, Purchase Orders and invoices. 7. Ability to work inside and outside in all types of weather. Light to medium work requiring extensive sitting, walking, climbing, stooping, kneeling and crouching. Frequent lifting of up to 20 pounds. 8. Good hand eye coordination with the ability to perform repetitive/continuous tasks according to set procedures and sequence. 9. Supervise all site personnel and train new and recently promoted personnel. 10. Other duties as assigned by supervisor. 11. Receives and records maintenance work requests ensuring full and accurate information, and updates the work order log for completed service requests as assigned. Job Duties 1. Perform extended leasing functions including maintaining strict rent collection procedures following company policy and legal limitations, ensuring fair security deposit deductions from vacating residents, timely processing of security deposit refunds in addition to approving paperwork daily (applications, move- ins, move-outs, renewals), running rental applications, credit checks (as assigned), assisting in executing lease move-in packet and resident move-out paperwork, maintaining current market and competition information. 2. File legal documents: five day notices and court procedures. 3. Monitor status of supply requisitions and review all purchases of goods and services while assisting manager and maintenance personnel in purchasing products or services for the property and sending invoices to the corporate office for payment. 4. Organize the preparation of vacant apartments by scheduling maintenance staff and arranging vendor services. 5. Direct activities of all site personnel to ensure acceptable productivity levels, quality resident servicing and prompt, thorough apartment preparation. Confirm that all office staff members are leasing, pre- leasing and renewing leases whenever possible. Delegate to and develop employees with accompanying written communication and thorough record keeping. 6. Maintain strict rent collection procedures following company policy and legal limitations. Ensure fair security deposit deductions from vacating residents and the timely processing of security deposit refunds. 7. Administer all Dunlap & Magee policies and procedures pertaining to the property’s operations. 8. Will be required to use general office equipment such as telephones, answering machines, fax machines, copy machines, calculators/adding machines and computer keyboard and operating systems. 9. May use electric or gas powered “golf cart” type vehicle for touring larger properties.
